How do I add my first property?

From the dashboard, click 'Add property' or open the Properties tab. Enter the address, monthly mortgage, taxes, insurance, HOA, and any other carrying costs. ClearLord uses these to calculate real cash flow — the more accurate the inputs, the sharper the numbers.

How do I add a tenant and lease?

Open the Tenants tab and click 'Add tenant'. Assign them to a property and unit, set the monthly rent, lease start, and lease end. ClearLord automatically generates rent charges through today so overdue balances are always current.

How do I record a rent payment?

Go to the Rent tab, find the charge, and click 'Mark paid' — or enter a partial amount. The dashboard and reports update immediately. Payments logged today are counted in this month's totals under both cash and accrual accounting.

What's the difference between operating expenses and recurring costs?

Recurring costs are the carrying costs entered on each property (mortgage, taxes, insurance, HOA). Operating expenses are one-off costs you log in the Expenses tab (repairs, supplies, admin). The dashboard and Expenses tab split these so nothing double-counts.

Cash basis vs accrual — which should I use?

Accrual counts rent when it's owed, cash counts rent when it's paid. Most landlords use cash basis for taxes and accrual for planning. Toggle at the top of the dashboard and reports — ClearLord re-computes everything instantly.

How do I export my data?

From Reports, pick a month and click 'Export CSV' to get a full breakdown by property. Full portfolio-wide CSV export is available on Pro. Your data is always yours — you can also delete your account and all data from Settings.

How do I cancel my subscription?

Settings → Manage subscription opens the Stripe billing portal in a new tab. Cancel in one click. You keep Pro access until the end of the current period, then drop to Free. Nothing gets deleted.

Can tenants log in to see their own rent history?

Tenant portals are on the roadmap. Online tenant payments are on the roadmap. Today you record each payment you receive and ClearLord keeps the ledger accurate. You can also email PDF statements from Reports.

How is my rent and tenant data protected?

All data is encrypted in transit (TLS 1.2+) and at rest (AES-256). Backups run daily. Sign-in supports Google SSO or email + password with breached-password checks. See the security page for the full detail.
